Who we are

Built by people who understand roofing from both sides.

Modified Specification Products was founded by people who have spent their careers on both sides of the roofing industry — in distribution and in contracting. That dual perspective is not incidental to what we do. It is the reason P1 exists.

Industry experience

Between us, we have decades of hands-on experience moving roofing materials through supply chains, watching specifications get complicated in the field, and seeing the gap widen between what manufacturers produce and what installers actually need on site.

We have been the contractor waiting on a product that should have been simple to order. We have been the distributor trying to explain a system that should have been simple to stock. That experience is built into every decision we have made with P1.

We know what happens when a specification is overcomplicated. We know what it costs when a delivery is wrong. We know what installers lose when a system requires multiple calls to a technical helpline before the first coat goes down.

P1 is our answer to all of it.
Demystifying specification

Removing the barriers between specification and the finished roof.

The roofing industry has developed a habit of making specification more complicated than it needs to be. Multiple product ranges, overlapping chemistries, tiered guarantee structures and complex technical documentation all create a barrier between the specifier and the finished roof.

Our intention with P1 is to remove that barrier entirely. One resin. One process. One standard of performance. A product that a roofing professional can specify with confidence on a Monday morning without needing to cross-reference four data sheets or wait for a site visit from a technical representative.

Social governance

Local supply chain commitment.

Modified Specification Products is built on a simple principle: a product that is straightforward to specify should be equally straightforward to procure. That philosophy runs through every stage of our supply chain.

Specification via distribution

The mechanism that unlocks value without inflated cost.

By working with established regional distribution partners across Greater London, specified products are held in stock locally and fulfilled at trade prices. There is no delivery premium, no project-by-project freight overhead and no long-haul logistics charge attached to what is — by design — a simple product.

One product logic

The simplicity that makes P1 easy to specify carries through directly to how it reaches site.

Why the supply chain reflects the product

Because there are no custom variants, no bespoke lead times and no project-specific manufacture runs, regional distributors can hold stock with confidence. That means contractors can order without being tied to long procurement cycles or paying the over-inflated delivery costs that accompany direct supply from distant national depots.

Why local supply chain matters

A shorter chain is a better chain — economically, environmentally and socially. By anchoring our logistics network within Greater London, we reduce transport distances and carbon emissions, remove HGV movements from urban environments and direct spend toward regional merchants who reinvest in local communities. This is not a sustainability afterthought — it is built into the model from the outset.

Origin

Manufacture

Fixed, simple specification. No custom SKUs or complex variants.

Regional

Local distributor

Stocked by London-area merchants, ready to fulfil without minimum order friction.

Last mile

Short-haul delivery

Fewer miles. Smaller vehicles. No long-haul HGV for single project drops.

End point

On site

Product arrives at the right time at trade cost — not inflated by remote logistics.

Governance framework

Four pillars of local supply chain governance.

01

Local sourcing

Supporting regional merchants within Greater London, keeping economic value in the community.

02

Reduced haulage

Shorter routes mean lower emissions. Distribution proximity directly cuts transport carbon.

03

Sustainable logistics

Reducing HGV traffic in urban areas — aligned with City of London Corporation sustainability goals.

04

Ethical procurement

Partners selected on ESG credentials, not just price — ensuring social value across the chain.

Our approach aligns with the City of London Corporation's sustainability and governance objectives. We select distribution partners not solely on cost but on their environmental and social credentials — building a supply chain that is proportionate to the simplicity of the product it delivers.
